Woodland Estates is a resident-owned community of 285 manufactured homes. It is a retirement community for people 55 and over. Located on the outskirts of Morgan Hill, Woodland Estates is bounded on one side by rolling hills and mountains, on the other by Llagas Creek. A greenbelt runs the length of the park, providing opportunities for a morning walk, or a gathering of friends in the gazebo. A pathway running alongside Llagas creek is a favorite for an afternoon stroll.

A warm, welcoming clubhouse, meeting area, kitchen, exercise area, sauna, an indoor heated spa, and an outdoor heated swimming pool are a few of the amenities. Small pets on leash are allowed on walking trails and community paved streets, and off leash in the dog park, located behind the clubhouse.
